A.L. Miller Village-Monthly Construction update #10


Construction of the single-family residential units continues to progress fiber cement siding and trims have been installed. Exterior finishes including gutters, driveways and sidewalks, heat pumps and electrical services are now substantially complete at each unit. Exterior painting of the siding remains to be completed. Unit interior finishes were found to be complete at lots 1-4 and it appears most of the punch list items have been completed. At lots 5-9, finishes were consistent with drywall, interior doors and trim, cabinetry, HVAC and plumbing trim and floor coverings in place. Electrical trim-out of the unit interiors is currently in progress.  We expect to have certificates of occupancy on the single family homes in the next month.

At Building 1, rough framing, re-glazing and MEP rough-in is approaching substantial completion. Construction within Building 1 has been isolated into building sections which include the east wing, west wing and north/south wing. Progress is most complete at the east wing where all of the MEP rough-in, plaster repairs, interior window framing and insulation work is complete and drywall installation is substantially complete. The next area of progress is at the west wing where MEP rough-in was found to be complete and cover-up inspections have been obtained. Wall insulation and drywall installation was in progress. Lastly, progress at the north/south wing has continued. Under-slab plumbing, slab pour backs and rough framing work is now complete. Plumbing, electrical and fire sprinkler rough-in is substantially complete and HVAC rough-in is approximately 50% complete. Cover-up inspections at the north/south wing should be completed by the 1st or 2nd week of September. In addition to the above items, work has been completed on the existing floor systems. The tile and terrazzo floors have been cleaned throughout the building and rough sanding of the hardwood floors had been completed. At the building exterior, pressure washing and cleaning of the brick and cast stone veneer was completed. Concrete refinishing is mostly complete at the exterior stair systems leading from the auditorium and masonry block work is underway at the elevator shaft.

At Building 2, trash out and interior demolition are complete. Cutting of thru-wall passages was found to be complete and concrete slab cutting, coring and demolition work has been completed. At the interior of the building, unit framing is now complete, under-slab plumbing installation and concrete patching is complete. Drywall installation along party walls in the vicinity of bathtubs has been completed and MEP rough-in is progressing well. Plumbing and electrical rough-in work was found to be substantially complete. Fire sprinkler and HVAC rough-in is estimated to be 50% complete. At the exterior of the building, roofing and gutter installation was found to be substantially complete and re-glazing of the original windows is nearly complete.
